From contract to closing, I provide comprehensive transaction coordination that keeps your deals moving forward seamlessly. Contract to Inspection
From the moment your listing contract is executed, I handle all critical setup tasks to ensure a smooth start. This includes MLS input with copy to the title company and all other parties, ensuring timely escrow deposits, with receipt to the seller, and scheduling inspections.
Inspection Through Approval
Once the inspection phase begins, I coordinate closely with the listing agent, following up on the execution and signature of any required addenda. I maintain momentum by confirming that title searches, lien searches, and estoppel certificates are ordered with the title company. I handle survey requests when applicable and manage the HOA application process from start to finish—sending the application to the buyer, confirming submission with required documentation and fees, maintaining regular contact with HOA management to track processing and certificate’s approval timelines.
Financing Coordination
I work directly with lenders to ensure loan commitment stays on track and the closing date remains viable. This includes monitoring the loan’s approval process and coordinating the
release of funds. My proactive communication with all financing parties helps prevent last-minute delays and keeps transactions moving toward successful completion.
Pre-Closing & Closing
As we approach the finish line, I coordinate all final details, including scheduling a walk-through and ensuring proper documentation is signed. I handle scheduling with all
parties involved and manage the logistics of transferring keys, garage door openers, and security fobs to the title company. Every detail is confirmed to ensure a seamless closing experience for all parties involved.
